So you’ve found the perfect home, you’ve made an offer and everything is falling into place. Now is the time for moving into your home and enjoying a new chapter of your life.
But before you move in and on moving day there are still a few more things that need to be sorted out.
Getting things sorted for settlement day
Once all the conditions are settled, including a pre-purchase inspection, your sale will go unconditional. At this point you will need to pay the rest of the purchase price and the property will become yours.
Before settlement day you will get to do a pre-settlement inspection. This is to check that everything is ok in the property and that all the chattels listed are there and working properly. This is usually a couple of days before settlement day in case there are any last minute issues that need dealing with.
If you have had major work done as part of your sale conditions you might want to get another professional building inspection done to check the work is satisfactory.
Once you have settled your lawyer will arrange for you to get the keys and you can start moving into your new home.
Before you move…
Before you move, make a list of all the things you need to do. There will be lots to do so a list will help you remember. Depending on your current situation you may need to…
- Get mail forwarded to your new address
- Give notice to your landlord and apply to get your bond back
- Disconnect your gas and electricity and arrange connections at your new home
- Get your phone and internet disconnected and connected at your new home
- Arrange for rubbish collection at your new home
- Arrange to transport your pets to the new property
- Update insurance policies, emergency contacts and store cards with your new contact details
- Arrange for your children to transfer to new schools
- Find a new doctor
Depending on how much stuff you are moving you could hire a moving company to help you, hire a van and do it yourself or simply move things in a few car trips. If you hire movers get quotes from more than one company. Then you can compare and choose the best company for your needs.
If you are packing yourself, make sure you wrap things carefully and remember to pack any screws for furniture and the remotes!
Moving into your new home
Moving and unpacking into a new home can be a big task so don’t think you have to do it all in one day. Pack the essentials like the kettle and toaster in a separate box so you only have to unpack one box immediately when you arrive.
Take your time unpacking and finding places for things. If you are planning decorate it can be easier to do this before you fill the room with furniture. Sorting out the kitchen as a priority is a good idea. This is one of the main areas of the house you will need early on so get those boxes unpacked.
