Checking renovations with a pre purchase inspection

If the house you are buying has been renovated, it pays to double-check that all the renovations are of a high standard. If it is not or has not received the required consent from the local authority, you could be buying a lemon. Buying a home that has renovations or alterations without the required consent could also leave you in trouble when you try to get insurance or if you need to make a claim. Luckily, checking renovations is easy with a pre-purchase inspection from a registered inspector.

Checking renovations will also need a copy of the LIM.

A pre-purchase inspection is a must as it can help you spot problems that may be deal-breakers for the sale or problems that you want to negotiate over. However, despite checking renovations are up to standard, a property inspector will not tell you whether there is consent in place. You will also need to check the LIM document, which is available from your local council. The real estate agent may also provide it as part of the sale process. The LIM will include information on any building consents that were granted so you can check the work. You may also be able to source the original plans from the council. Then you can see how the current property compares.

Work requiring consent includes

  • Structural building such as extensions or re-piling
  • Plumbing or drainage changes which involve adding new features such as building an ensuite
  • Fences, walls and retaining walls over a certain height
  • Decks or platforms a certain amount of above ground level

Even if work does not require consent, there may be parts that need to be done by a professional. These include plumbing and electrical work. Working not carried out by a professional may be substandard and dangerous so checking these renovations is important.
